When I first started this blog, Niagara-on-the-Lake (NOTL) was one of the first areas I examined, specifically the residential growth in St. Davids. NOTL is a prime location for development and redevelopment, as the Town has an abundance of residential, commercial, and industrial uses throughout. The area is afforded excellent access to the QEW as well as the Canada/United States border through three border crossings. Old Town NOTL and the Village of St. Davids provide a relaxed, village style way of life. However, there is a sizeable amount of commercial activity on the south side of the Town, along Glendale Avenue and York Road. Today, I want to focus more on the industrial and commercial sector of the south end of NOTL.

The Glendale/York Road area of Niagara-on-the-Lake is a residential, industrial and commercial district in the Niagara Region that is afforded excellent access to the QEW Highway. The area along Glendale Avenue and York Road is referred to as the First Capital Business Park and development in the area is primarily a mix of commercial and industrial.

Glendale Avenue South

Large commercial uses include a Leon's furniture store at the southeast corner of Taylor Road & Concession Road, the White Oaks Resort & Spa at the southwest corner of the Glendale Interchange, and the Niagara College Campus at the southeast corner of Taylor Road & Glendale Avenue. The area also has a multi-tenanted office building known as Niagara Corporate Business Centre adjacent to the Niagara College Campus and the Royal Niagara Golf Club. A new addition to large commercial establishments in the area includes the Outlet Collection at Niagara, which opened in May 2014. The collection features 102 retailers and plays a pivotal role in attracting visitors to the area. The properties are afforded excellent frontage along the QEW. Further along Glendale Avenue is the GM Engine Plant.

Glendale Avenue North

Directly located just off the QEW Glendale Avenue B exit is a Hilton Garden Inn containing 118 suites (which was constructed in 2005), a Sunoco gas bar & convenience store, and a Travel Centre containing a Tim Horton's, Wendy's, Pizza Pizza, New York Fries, Mr. Sub, and a Nicholby's.

Commercial and industrial uses along York Road

Purolator has a distribution centre located on the north side of York Road, while Townline Road contains newer commercial developments and has a strong tenant base, which includes Centennial Construction, Henry Schein, QuickService, and Clare's Harley Davidson.

Industrial uses in the area include a newly rebuilt Husky Truck stop located on the south side of York Road, an Automotive Warehouse at the northeast corner of York Road & Airport Road, and an Ontario Truck Driving School. The area also includes a new Marine Security building (pictured above). A multi-tenanted industrial plaza is located on the north side of York Road.

The area has seen a commercial resurgence and the area is a prime location for developers. To read more about the commercial opportunities and developments in the Glendale Area, click here.
