Niagara Real Estate Growth: St. Davids Part One

The Niagara Region has so much to offer, from the large tourist areas such as Niagara Falls to the small, idyllic historic areas. One area in particular has been garnering plenty of attention lately- St. Davids. Located on the south end of Niagara-on-the-Lake (NOTL), this small village has had some significant new real estate developments in the last few years, both commercial and residential. This influx of development signifies the extent of the growth the Niagara Region is experiencing. The Niagara real estate market has an abundance of residential and commercial developments. Today, I will be discussing residential real estate in St. Davids, while part two will examine the commercial real estate sector. 

 

St. Davids has it all 

The Niagara Region offers an abundance of attractions and amenities, which are located within a small distance from St. Davids. There are world class dining destinations, golf courses, countless wineries (including one within walking distance), and lush greenery. The area appeals to multiple buyers, both families and retirees, and residential developers are taking note.

 

Residential developers see the value in the area

Courtland_Valley_Estates

There have been numerous residential developments in the last few years, solidifying St. Davids as a leader in housing developments in NOTL. The significant residential projects are, for the majority, centralized around the York Road and Four Mile Creek Road area. Some of the developments have been completed, while others are still in construction

 

  • Fiorucci Estates, fronting on York Road, is a subdivision of 37 single family homes, currently approximately half finished with some vacant building lots.
  • Tanbark Trail, located on Tanbark Road, is a subdivision of 30 singles & 12 townhouses. Some of the homes are finished with others are under construction and some vacant lots remaining.
  • Vineyard Creek Estates, located on Queenston Road, is a nearly completed subdivision with 37 singles. 
  • Courtland Valley Estates, located on Tanbark Road, is a sold out subdivision with 36 singles and 18 townhouses.
  • Apricot Glen, located on Tanbark Road, is a sold out subdivision of 65 singles and 79 townhouses.
  • Pinecroft Estates, Grey Forest Homes’ development on Tanbark Road, has 57 condominiums townhouse, currently half finished.

One of the newest development sites involves Cannery Park; an exclusive residential development by Solmar Development and Lakeview Homes Inc. Construction has begun at the site of the last remaining canning factory on Four Mile Creek Road and Line 9 Road, with Ravine Vineyard to the west and Concession 3 to the east. It is comprised of 235 homes and offers a choice between semi-detached homes and single detached homes. Several units are currently under construction, while all servicing and roadways are complete. Solmar Developments is building semi-detached home models- bungalows and two-storey designs while Lakeview Homes Inc. is building single detached models. The Cannery Park developments are built to the Energy Star standard, reducing energy costs for homeowners.

 

St. Davids is a prime location for real estate. The village offers easy access to the QEW as well as the Canada/United States border through three border crossings. It’s far enough removed from the hustle and bustle of the tourist markets in both Niagara Falls and Old Town Niagara-on-the-Lake, providing a relaxed, village style way of life. At the same time, it is a short drive to the majority of amenities throughout Niagara- and that’s what people are taking an interest in. The residential component brings in both families and retirees, boosting the need for commercial development to deal with the influx of new residents in the area. Part two of our look at St. Davids will examine how the influx of residential development has encouraged commercial growth.
