Stanley Park Industrial Condos

Industrial condos and lofts have become a popular part of the GTA's industrial market. The traditionally new build condo units offer both warehousing and retail spacing and can be zoned for a variety of light industrial/commercial uses. Industry is flocking to this option for ownership as the units are well priced, located in prominent Business Parks and various layout and floor plan options.

Recently, a new industrial condo unit was introduced to the Niagara market. Stanley Park, located at 3659 Stanley Avenue in Niagara Falls, a high traffic area, offers a new option to local industries.

Stanley Park  Industrial Condos

The 8 unit industrial/commercial building includes unit one and two floor unit options at 4500 sq. ft. and 1500 sq. ft. Prices range between $250,000 and $450,000, taxes are undetermined but condo fees are dependent on square footage purchased. Industries motivated by price and “new features” will find an ideal fit with the units.

The park is conveniently located near auto transportation nodes including the QEW, Highway 405 and the U.S. border via Rainbow and Queenston/Lewiston bridges. Niagara Falls offers intermodal transportation options because of its proximity to the Welland Canal, major airports and railway services. Current tenants in the condo building includes REV publishing.

The buildings design and zoning allows for a variety of light industrial uses including but not limited to; machining, laboratory testing, warehousing, tradesman ship, laundry plant and grain and feed mill storage.

Niagara Falls Industrial Parks

While the industrial unit is not located within a Niagara Falls’ industrial park, it is located in a high traffic shopping area of Niagara Falls. Niagara Falls main industrial sectors are located within either the Stanley Avenue Business Park or the more modern Montrose Business Park. I’ve covered the features of both parks in earlier blogs, click here to read more on the Stanley Avenue Industrial Park and here for the Montrose Road. The buildings located within these parks are both old (Stanley Ave) and new facilities.

The success of this condo unit will set the mark for other similarly designed buildings entering into Niagara's industrial market. To learn more information, connect with a Niagara real estate appraiser today or download my Industrial Market Report of the Niagara Region.
