Running along the QEW in the central section of the City of Niagara Falls is the Montrose Commercial & Industrial Business Park. The Business Park is a key area for Niagara Falls in the industrial and commercial sectors. The businesses in the area range from small to large and there are a limited number of vacant commercial/industrial parcels left in the area. With excellent exposure to the QEW, the Montrose Business Park is a key area for commercial and industrial investments.
Commercial and industrial uses
The Montrose Commercial & Industrial Business Park is predominately light and medium industrial commercial in nature. The light industrial uses include light manufacturing, commercial retailing, warehousing/distribution, machining, processing or storage type facilities.
The light industrial complexes in the area vary from small plants to medium sized manufacturing and warehousing facilities. The lands surrounding this Business Park are primarily developed with other light industrial and commercial/industrial uses, along with residential subdivisions, multiple residential developments, and commercial commercial developments near Montrose Road.
Transportation access
The major feature of the area is the QEW, which runs along Montrose Road. In addition to providing businesses with easy access to the on-ramp, it also provides great exposure along Kent Avenue. The majority of businesses have frontage along the QEW, which is a major travel route in the Niagara Region.
The Peace Bridge and the Queenston-Lewiston Bridge are located within close proximity to the area, as is the Welland Canal/St. Lawrence Seaway System, the Niagara District Airport, C.N. Rail, and C.P. Rail.
Growth in the area
There are a limited number of vacant parcels in the area. However, the land north of the Business Park has undergone considerable development in recent years. Developments along and north of Thorold Stone Road include Canadian Tire retail store, the TD Bank commercial plaza, Starbucks Coffee, Tim Horton's and a number of higher-end residential dwellings.
