Industrial parks provide significant investment opportunity and can be a mix of heavy industry with business and office. As part of an on going series, I am examining the different areas zoned within the Niagara Region with the planned purpose of industrial development.
The Stevensville Industrial Park is located within Fort Erie along Eagle Street, the park is sometimes referred to as the Eagle Street Industrial Park. The park is one of Fort Erie's dedicated areas for industrial uses and industrial development. It is the only industrial land zoned in the community of Stevensville. The parks boundaries on either end of Eagle Street include Stevensville Road and Winger Road.
Unlike the Town's Fort Erie Industrial Business Park, this park is not eligible for incentives through the Gateway Economic Zone and Centre Community Improvement Plan Incentive Program.
A key mixed-use area
The area surrounding the park is a mix of commercial, tourism and agricultural properties. It is located on the outside of the commercial centre for the community of Stevensville. The park has been able to attract key industries including the transportation, warehousing and manufacturing. It is zoned strictly for industrial uses and includes hydro-electric efficiencies that are unique to the Town, as a Canadian Niagara Power (CNP), power station sits at the end of the park.
Transportation advantages
The park is advantageously positioned 5km from the QEW and 13 km from the Peace Bridge. Over 23,000 cars per day pass through its section of the QEW corridor. The Buffalo Niagara International Airport is a mere 30 minute drive and the QEW connection translates into an hour and a half drive to Pearson International Airport.
The CN railway runs directly adjacent to the park and there is future potential to extend a connection to the parts of the property.
Current industrial opportunities
The park is currently home to large industrial buildings, including sites for Zavcor trucking, Peninsula Alloy and ACG Canada. There are currently 41 acres of developable land for sale within the park, this section of the park is located along the corners of Eagle Street and Winger Road, next to the CNP power station.
