Niagara's industrial development lands

Niagara is not the only community affected by a decline in manufacturing, many cities across North America have too felt the ecomonic loss of a healthy manufacturing sector. In an effort to strengthen their economies and attract industry, many of these cities have refocused their growth strategies to intice industrial development through grant programs and available employment lands.

In recent years, a number of municipalities across Niagara have too refocused their economic development strategies by establishing new industrial development lands and industrial parks. In order to further attract investors, each of these new industrial areas is subject to regional and municipal incentive programs.

Below is an overview of Niagara's industrial development lands.  

Enterprise Industrial Park - Welland

The Enterprise Industrial Park is situated along Hwy 140 which directly connects to the newly expanded Hwy 406. The park holds a number of advantages including, proximity to the United States and the QEW, a progressive local government, fully serviced plots and a number of new investors. Land within the park is owned by both the city and private investors.

This park is subject to both Welland industrial CIP grants and the Region’s Niagara Economic Gateway Zone and Centre grant.

 

Montrose Business Park - Niagara Falls

Niagara Falls’s, Montrose Industrial Business Park, is situated adjacent to the QEW along Montrose Road and Brown Road. The park holds 25 parcels of land, with a total of over 55 acres for sale through both the city and private investors. A number of businesses have already taken up residence within the park including Cantec and Niagara Falls Transit. The fully serviced park is located only 20km from the American border and provides ease of access to international airports, rail lines and the Welland Canal. 

 

Primeway Drive Industrial Business Park- Welland

The Primeway Drive Business Park is located behind the Niagara Centre Development along Woodlawn Road and Highway 406. The industrial park includes over 53 acres of available land and provides direct access to Hwy 406 which links the park to Toronto and New York State. The park is fully serviced and sits along the Welland River.

This park is subject to Welland’s industrial CIP grant and the Region's Niagara Economic Gateway grant.

 

Fort Erie Industrial Lands

There are a number of large parcels of industrial land available along the QEW in Fort Erie. Industrial investors will benefit from Fort Erie’s close proximity to the U.S. border and a 90 minute drive to Toronto. Fort Erie industry also benefits from serviced lands with close proximity to CN rail lines and a skilled workforce.

Industrial parks include the Stevensville Industrial Park (with 40 + available acres) and the Fort Erie Industrial Park (with 50 + available acres). Industrial lands within Fort Erie are subject to the Niagara Economic Gateway Zone grants.
