New townhouse developments in North end St. Catharines

North end is the largest residential community of St. Catharines, but new houses aren’t something you frequently see. Most of its residences were built in the 50’s and 60’s during a period of rapid residential growth in St. Catharines. That growth has all but maxed out available plots of land within the community.


However, infill townhome complexes are slowly rising in popularity in the north section of our city. The majority of these new townhomes are built on or are being built on plots that once housed only a single dwelling. City planners are generally fans of townhouse projects; they make use of developable properties in high density residential areas like the north end.

 

Recent townhome developments

Jacob’s Landing

Jacob’s Landing by Silvergate Homes is located at the end of Simpson Road, overlooking Lake Ontario. They are luxury homes that range from 1,700 sq. ft. up to 2,200 sq.ft. dependent on the unit. There are two blocks of townhomes each with only four units and four single family residences are located in the development as well.  

The townhome development started with the purchase of two separate houses on adjoining lots in 2004. At the time the properties at 58 Simpson and 62 Simpson were priced at 346,500 and $225,000. The 12 new residences located on this land are priced between $550,000 up to $700,000 for the detached homes. Two of the luxury singles are still under construction.


Trillium Gardens or The Neighbourhood of Broadway Gardens

Not directly in North end St. Catharines but, just across the canal in Port Weller is the Trillium Gardens townhome complex. The project headed by Grey Homes, includes the development of 53 town units with prices starting at $295,000.

 

North end Townhomes in Development

North at 140 

North at 140 is the Walker’s Creek neighborhoods newest development. The project is headed up by Premium Building Group Homes and will include 10 units. The 0.474 hectare property was previously occupied but a single home.

 

There has been a number of larger single dwelling plots purchased by developers and construction companies in the last few years within the North end. You can expect a couple of infill townhome block proposals to go before the city in the next few years. To have your property appraised connect below.
