New multi residential development proposed in north end St. Catharines

A long vacant, north end St. Catharines site, finally saw some movement recently. A public open house announcement sign was posted on the 212 Lakeport Road plot, the open house is required to discuss an application for official plan amendment, zoning by-law amendment and condominium draft plan approval. The site's owner has proposed a three storey, 45 unit, condominium apartment building on the former Henley Motors Limited site.

 

The proposed condominium project

Astra Capital, of Oakville, owns the vacant site and has submitted the condo development proposal. Little is known publicly about the proposed development. A public meeting for the project took place on July 30th, where the public was able to discuss the possibility of amendment. The city development department expects a development plan to go to council in fall. If the development approval application is approved the new residences would be located between the two Lakeport Road plazas and a number of residential homes and multi residential buildings that line that section of the street. The 212 Lakeport site has sat vacant since 2008.

Walkers Creek Condominiums

The Walkers Creek Condominium project is the most recent condo project within the North end, located at 379 Scott Street, the development was built by Niagara Innovative Living Inc. and designed by Raimondo + Associates. There are 44 suites within the building and units range from 966 sq. ft. to 1300 sq. ft. The 5 storey building has only 6 of the 44 units left for sale. The condo's are conveniently located across from the Grantham Plaza and close to other north end based amenities like the Fairview Mall. Walkers Creek condo's officially welcomed it's first residents on November 8th of last year. 

 

411 Lake Street Apartments

The 411 Lake Street site opened in 2013 and houses 5 apartment units on it's second floor. The two bedroom apartments are divided between 4000 sq. ft. of space. The location of the apartment buildings are not far from the proposed Lakeport Road development. The bottom floor of the building consists of 8000 sq. ft. of commercial space and is anchored by the Dr. N. Pershad Orthodontist office. The commercial space and apartments were constructed in 2013 by Sapphire Construction and designed by 2M architects. The apartments were not put up for purcahse, instead are rented monthly by tenants.

 

The announcement of this proposal is great for Niagara, we are getting to see yet another out-of-town developer show interest in multi residential developments within the region. These type of developments show the interest and confidence in our market from outside investors. Aside from Astra Capital, Mississauga builders Penn Terra have constructed the Wellington downtown and have two other multi residential buildings in development.
