An Overview of the Lakeshore Condo Developments in Niagara

Another report this week in the St. Catharines Standard announced the plan for a 15-unit lakeshore condo project, called the Beaches at Port. The project is set to begin upon the demolition of the current buildings occuring later this year. Aside from the Beaches at Port and of course the Port Place Tower development, many other waterfront condo developments are set to begin development along Niagara shores up and into Hamilton.

The Town of Grimsby is becoming a hotbed for these types of developments, I covered it’s residential development power in one of my earlier blogs, but other communities in the area are also trying to find success in the lakefront condo market. Below is an overview of both proposed/already built lakeshore condo projects.  


Aquablu Lakeshore Condos - Homes by De Santis

Drawing inspiration from South Beach, Miami, this luxury condo development will be located along Windward Drive, adjacent to the end of Casablanca Blvd in Grimsby. Designed by Tomas Pearce Design and KNY architects, the development positions itself as a playground by the lake, complete with beach access. There are 120 condominium residences available as well as four exclusive townhouses that will share luxury amenity space including a sky lounge. De Santis has most recently built communities in Stoney Creek, Beamsville and Niagara Falls. The Aquablu presentation centre is now open for appointments.

 

Waterview Condominiums - LJM Developments 

Waterview Condominiums is the first of the proposed Lakeshore condos in the Grimsby area, this nine story, 75 unit building is located along the North service road and just broke ground in April. The condominiums are set to feature retail amenities on the ground floor. The development was created by LJM Developments, Mc2 Designs, ICON architects Inc. and Seferian Design Group and prices range between $199,999 to above $499,000.

 

Wave Condos: Residential and Commercial & Lakehouse - Branthaven Homes

All 33 of the one and two bedroom units in the 4 storey Wave condo development by Branthaven Homes have sold out. The development is set to join their successful Bravo-by-the-Lake community. The one bedroom suites started at $170,000. Branthaven’s next venture into lakefront condos, Lakehouse, is currently in pre-construction.

 

Welland Club Condominiums - Kingsway Investments Ltd. 

This condo development was given the okay by Welland’s council in 2013, the 12 storey condo development will be built along the water's edge along the Welland recreational canal next to Merritt Island. The $20 million is set to feature 70 units and prices start at $189,000. The condo units are currently for sale and a completion date of 2016 has previously been set, but the building remains in preconstruction at this time.

 

North Lodge at Village on the Twelve - Silvergate Homes

This Silvergate Homes development is currently in it’s 5th phase of construction, this phase will feature the development of a 24 unit apartment building to overlook the Twelve Mile Creek. The construction of the “North Lodge” will begin this fall. Four new clusters of town houses will also be built during this phase.

Condo developments along Niagara waterfront parcels are becoming increasingly popular, as the properties above demonstrate.
