Industrial Parks in Niagara: Martindale Hannover

Industrial parks provide significant investment opportunity and can be a mix of heavy industry with business and office. As part of a new series, we will be examining the different areas zoned within the Niagara Region with the planned purpose of industrial development. Today, I begin examining the industrial parks in the municipality of St. Catharines. 

The St. Catharines industrial parks are spread throughout the city, each with strategic access and growth potential. The first area I will examine will be the Martindale Hannover industrial park in St. Catharines, which is a mixed commercial and industrial district and is located in the northwest part of the city. 

 

A key mixed-use area

The area features a mix of older established properties and newer developments. It is an urban commercial/industrial area of the municipality, with residential uses in the central and south sections and industrial/commercial uses mainly focused in the north, with minor commercial uses along Martindale Road.

 

Providing crucial access 

The industrial park is considered to be a primary commercial/industrial area of the city, with several newer developments including multi-storey office buildings in Corporate Park Drive, and multi-tenanted industrial/commercial buildings along Hannover Drive. The largest feature of this location is the very close proximity to the QEW. The park is considered central to the city core via Fourth Avenue to the south. 

The area is considered to be in a state of growth. The QEW expansion, which was completed in 2011, saw a major infrastructure redevelopment with a highway expansion for three lane travel in each direction. This redevelopment transitioned the local infrastructure surrounding the on/off ramps located along Martindale Road and the South Service Road. 

 

The growth of the industrial market 

The Martindale Hannover industrial park provide strategic access for highway access within the City of St. Catharines. The area is in a state of growth and represents the industrial viability of the Region of Niagara.
