The City of Port Colborne New Subdivision Booming

The city of Port Colborne is about to see a number of new residents moving into town. 50 new properties in Westwood Estates subdivision in Port Colborne, owned by Lester Shoats Ltd., have sold. The subdivision is going up between Cement Road and Clarence Street.

The lots in the subdivision have mature trees, and frontages ranging from 15.5 metres to 27.6 metres.

Phases of construction

The construction of these new residential developments will be undergone in three phases. The first phase was the construction of 35 lots. This phase required an extension of Clarence Street and paving Cement Road to open up access to the lots.

Constructing this phase of the subdivision also required two new roads to be build and paved, Renfield Street and Limestone Court. It also required the City of Port Colborne to put a waterline down Cement Road in 2015, which allowed for water to run to the lots.

The second phase of the construction involves servicing the other 15 lots which have already sold out. The extension is almost complete, and will be ready for early July construction of homes extending north of Renfield Street.

Development of lots

Homes have not yet been developed on the sold lots yet. Lester Shoalts Ltd. has not contracted out to one single company building all of the homes in the subdivision. There is also not one set design for the homes. The residential real estate lots were sold individually to contractors of individuals building their homes.

The third phase may be buildt by one company, although Todd Shoalts, president of the Lester Shoalts Ltd., said that could not be determined yet. The 25 new lots won't be serviced until 2018, when they will be sold off. A further expansion is required willto see servicing on land opening up on the east side of Cement Road down to the Eagle Marsh Drain.
