A substantial local development in Niagara Falls: Thundering Waters

There is a high interest in development in Niagara from developers outside and within the Niagara Region. On the west end of the city, the Imagine community, built by Empire Communities, represents the outside developer's interest in the area. However, there is still a substantial amount of interest from developers in Niagara to develop communities that enhances the local area. Representing the local developer's interest in Niagara Falls is the new development on the east end of the city- Thundering Waters. The parcel has the ability to utilize the local labour force and businesses, ultimately benefiting Niagara Falls as a whole. 

 

A sense of local development

Phase one of the Thundering Waters community is being developed in partnership by Mountainview Homes, a leader in design and innovation in the Niagara Region, and the Thundering Waters Group.

The Mountainview Homes company is heavily invested in community and puts the same philosophy into its housing developments. They are committed to providing a high standard while actively growing communities. 

Phase one encompasses a 171-lot community of single-family homes and townhouses and is located in the south end of the City of Niagara Falls. Sales for available units start in the low $300,000's. The homes are situated around the golf course and was planned in a way that most homes had a view of either the ninth or eighteenth hole. 

 

Expanding with local talents

Part of phase two of the Thundering Water development involves a significant recent sale. Mountview Homes recently sold a vacant residential development parcel, located on the west side of Drummond Road and immediately west of the Thundering Waters Golf Course. Alfidome Construction, another local developer, purchased the property for $7 million in November 2014 and a draft plan has been approved, with three phases planned for 344 units of mix single family and townhouse units. 

 

Providing a perfect location

The development is located in an area with a mix of predominately industrial properties with a significant mix of residential and activity areas to the north. The Thundering Waters Golf Course is a central focus of the development and the community is in close proximity to nearby features, including the Fallsview tourist district, meaning residents have only a short distance to the falls or the first tee. 

The Stanley Avenue Business Park is located immediately west, a predominately light and medium industrial area. The light industrial uses include manufacturing, warehousing/distribution, machining, processing or storage type facilities. The industrial complexes in the area vary from smaller plants to larger manufacturing and warehousing facilities. In addition to easy access to businesses and attractions, the development is strategically located near the QEW, accessed from McLeod Road, and provides access between Niagara and Toronto, as well as access to the 400 series highways.
